Purpose of the Job

We are seeking a motivated Property Sourcing Executive with 3-5 years of experience in the real estate industry to join our team in the franchise sales industry. As a Property Sourcing Executive, you’ll be responsible to identify, evaluate, and secure prime locations for new franchise outlets. This role requires a keen understanding of market dynamics, demographic and economic analysis, and site assessment to ensure successful franchise expansion.

Primary Responsibilities

  • Research and identify potential sites for new franchise outlets based on business expansion goals and market potential.
  • Develop a list of high-potential areas by leveraging market research and real estate databases.
  • Assess demographic data such as population density, income levels, and consumer behavior to evaluate site viability.
  • Engage with property owners, landlords, and real estate agents to negotiate favorable lease or purchase terms.
  • Work closely with sales team to align site selection with overall business strategy and expansion plans.
  • Negotiate lease or purchase terms with property owners or landlords to secure favorable agreements.

Secondary Responsibilities

  • Build and maintain relationships with local real estate agents, brokers, and property developers to stay informed about potential sites and market conditions.
  • Collaborate with internal teams, such as sales, marketing and operations, to ensure alignment of site selection with franchise branding and operational requirements.
  • Analyze post-opening data and provide feedback for continuous improvement in site selection strategies.
Interaction With Patrons And Public Real Estate Agents, Brokers, Channel Partners, Property Developers, etc.

Physical Demands

  • Physically inspecting and assessing various locations or properties to determine their suitability for franchise operations.
  • Regular driving for property and client visits, which may involve long distances.

Working Conditions and Environment

  • Work Mode: Field Work
  • Employment Type: Full-time, Permanent
  • Working Hours: 9:00 AM - 6:00 PM, with occasional extended hours as needed.
  • Working Days: Monday- Saturday (Sunday fixed off)

Requirements

  • Master’s degree in Business Administration, or a related field.
  • 3-5 years of experience in Real Estate industry.
  • Excellent communication and negotiation skills.
  • Willingness to travel extensively for property visits.
  • Familiarity with real estate laws and regulations is a plus.
